The Top 5 Things That Sell or Lease an Industrial Building in Today’s Market

Here’s what I’m seeing on the ground in Spartanburg County. Every deal is different, but these are the five features that consistently drive interest from buyers and tenants.

1. Industrial Outdoor Storage (IOS)
Buildings with extra yard space continue to be in high demand. Whether it’s for equipment, trailers, materials, or fleet vehicles, usable outdoor storage can significantly increase a property’s appeal.

2. Location
Access matters. Buildings near major interstates, Inland Port Greer, and large manufacturing employers tend to attract the most interest because they help businesses move goods more efficiently.

3. Clear Height
Higher ceilings create more flexibility. They allow users to install taller racking systems, increase storage capacity, and accommodate a wider range of industrial operations.

4. Dock Doors and Drive-In Doors
Loading capabilities are one of the first things many users evaluate. The right combination of dock-high and drive-in doors can make a property work for a much larger pool of tenants and buyers.

5. Power Capacity
Adequate electrical service is becoming increasingly important. Manufacturing, fabrication, and many modern industrial users require enough power to operate machinery and specialized equipment. Upgrading electrical service after the fact can be expensive, so buildings with strong existing power often have a competitive advantage.

Of course, every user has unique requirements, but if you’re evaluating an industrial property today, these are five of the biggest value drivers I’m seeing in the Spartanburg market.
