How much does curb appeal matter for commercial properties?

It does matter! But the extent depends on the type of property and also the comparable properties in the market.

Office and Retail- Curb appeal matters. Tenants are more attracted to buildings with nice landscaping and a building that has updated features.

Industrial- Curb appeal matters, but only to a certain extent. Industrial users are going to prioritize functionality first. Improvements (such as new flooring in the offices) would be secondary.

Land-Owners have asked me if they should improve an old building (house or shed) on a development site where the building will likely be torn down? Absolutely not! Developers don’t care what an old improvement on property looks like since it will be demolished anyway.
