Let’s Talk Flex Space
I’ve talked about flex space before, but honestly, I still get asked all the time what it actually is, so I figured it was time to make a post on the topic.
“Flex space” is really an umbrella term in commercial real estate. It’s not about a specific size or a single type of use. Instead, it describes a building that combines two very different, but essential, components:
1.A warehouse component for storage, production, or operations.
2.An office or retail showroom component for administrative work or customer-facing activities.
It offers a hybrid solution that’s perfect for businesses that need both a professional front and a functional back-end.
Think about a carpet company, for example. They might have a total of 10,000 square feet. That space could be broken down into a 2,000 square foot showroom to display their products, a 500 square foot office for their team, and a large 7,500 square foot warehouse in the back to store all their materials. That’s a classic flex space setup.
It’s typically used by service-type businesses, the kind where customers might come to the location, but it’s not strictly a retail-only environment.It gives them the flexibility to manage inventory and operations while still maintaining a polished, accessible presence.
