Let’s Talk Seller Financing

I’ve been talking more and more about seller financing, especially as buyers and sellers look for creative ways to make commercial real estate deals work.

Seller financing is essentially when the seller acts as the bank. Instead of relying entirely on traditional financing, the buyer and seller agree on terms such as the down payment, interest rate, and loan length. The buyer then makes payments directly to the seller.

This approach can offer buyers more flexibility while giving sellers potential benefits, including a higher purchase price, ongoing interest income, and the possibility of deferring capital gains taxes. When structured properly with professional guidance, seller financing can be a win-win for everyone involved.
