The One Word Question I Ask Every Seller
When I sit down with a property owner who’s considering selling or leasing, the conversation usually starts with the obvious: they no longer need the building, or they’re facing a vacancy. On the surface, that’s the “what” of the situation.
But the real insight comes from a single word question: why?
Behind every transaction, there’s often a bigger story. Maybe a seller is freeing up capital to buy their dream beach house. Maybe they’re looking to pay off a mortgage or reinvest in another business. Whatever the case, understanding the “why” allows me to move beyond simply handling a transaction.
Asking this question helps me step into the role of an advisor, not just an agent. It’s about aligning the real estate decision with the owner’s bigger goals and making sure the outcome supports where they want to go next.
