How to Know If It’s Time to Sell a Property
Deciding when to sell an investment property isn’t always obvious. Here are a few signs it might be time to make a move:
1. Property Performance Isn’t Meeting Expectations
If you’re dealing with frequent tenant turnover, disappointing tenants, or inconsistent cash flow, it might be a sign the property isn’t delivering the returns it once did. Sometimes the problem isn’t the market, it’s the property itself.
2. Rising Upkeep and Capital Costs
As properties age, maintenance costs rise. If major improvements are needed, make sure you can realistically earn a return on that investment. If not, selling before those costs hit can preserve your equity.
3. Opportunity Cost
This is the most important factor. Ask yourself: If I sold this property today, could I reinvest the proceeds into another asset with equal or better returns?
Sometimes the best move isn’t to hold on longer, it’s to reposition into a better-performing property.
